Commercial asset maintenance is a cornerstone of First Light Capital’s approach to long-term portfolio performance and tenant satisfaction.
A recent milestone at Totara Health, 42 – 50 Totara Avenue, New Lynn – part of the First Light Healthcare Property Fund LP – highlights the importance of proactive, well-executed upgrades to critical building infrastructure.
In May 2025, we successfully completed the replacement of the HVAC system servicing Totara Health. The project was delivered in close partnership with our lead tenant, Health New Lynn Ltd, and executed with a focus on minimising disruption to the essential healthcare services provided within the facility.
The new HVAC system, installed in the early hours of a Saturday morning and completed before 9am, marks the culmination of more than a year of planning and coordination. Early delivery was essential in maintaining a seamless care environment for both patients and staff. This achievement is a direct reflection of the shared commitment between First Light Capital, our tenants, and our delivery partners to maintain excellence in healthcare infrastructure.
Our gratitude goes to Thermal Solutions NZ Ltd for their project leadership and engineering expertise. Their collaboration with delivery partners ABC Pipefitters Group Limited, Callander Control Ltd, and Blygold New Zealand ensured a smooth and timely implementation. Blygold’s specialist protective coatings will help safeguard system longevity, reduce corrosion risk, and support high performance over the long term.
Replacing an HVAC system in a fully operational healthcare environment is no small feat. It requires detailed planning, strict adherence to safety protocols, and minimal operational impact. The planning phase included site assessments, tenant consultations, logistics scheduling, and a full evaluation of system options to meet both performance and energy efficiency goals. This is where commercial asset maintenance plays a key role – not just in response to breakdowns, but in the ongoing improvement of building systems to align with long-term operational and environmental objectives.
HVAC systems are critical in any building, but in healthcare facilities, their performance directly affects patient wellbeing, infection control, and staff working conditions. A well-functioning, modern HVAC system provides consistent airflow, temperature regulation, humidity control, and filtration – all of which contribute to a safe, comfortable, and compliant care environment.
By replacing the outdated HVAC system at Totara Health, we’re not only reducing operational risk but also setting the foundation for significant gains in energy efficiency. New-generation systems offer smarter control options, improved heat recovery, and reduced energy usage – benefits that translate into lower carbon emissions and ongoing cost savings. These improvements are directly aligned with First Light Capital’s ESG priorities, which underpin our investment and asset management strategies across our healthcare property portfolio.
As building managers, we understand that successful commercial asset maintenance requires more than just technical knowledge. It involves ongoing engagement with tenants, service providers, and design engineers to ensure that upgrades meet the evolving needs of the property and the people who use it. Our close collaboration with Health New Lynn Ltd throughout the process ensured that both clinical and operational considerations were addressed from the outset.
Healthcare providers face increasing pressure to deliver more services, more efficiently, and in more sustainable ways. As landlords, it’s our responsibility to ensure the infrastructure we provide is resilient, adaptable, and supportive of those goals. The HVAC upgrade is a prime example of how strategic asset maintenance – executed at the right time and in the right way – can directly support clinical outcomes, operational continuity, and environmental responsibility.
With this upgrade now complete, Totara Health is better positioned to serve the local community while operating more efficiently and sustainably. Importantly, the project also demonstrates First Light Capital’s capability to deliver complex maintenance and upgrade projects across our healthcare property fund.
Commercial asset maintenance is not just about keeping systems running – it’s about forward planning, investing in quality outcomes, and aligning with the broader values of sustainability, reliability, and care. By investing in infrastructure upgrades like this, we protect the long-term value of our assets and contribute meaningfully to the delivery of essential public services.
As we look ahead, our focus remains firmly on proactive maintenance planning across our property portfolio. This includes regular condition assessments, lifecycle modelling, and tenant consultation to ensure timely and effective upgrades. Through this disciplined approach, we aim to enhance asset resilience, tenant satisfaction, and environmental performance.
The Totara Health HVAC replacement is one example among many of how we put our principles into action. As part of the First Light Healthcare Property Fund, Totara Health represents the kind of high-quality, community-serving facility that benefits from sustained investment and thoughtful asset stewardship.
We thank all stakeholders who contributed to the successful delivery of this project, and we look forward to building on this momentum to deliver further upgrades across our healthcare property assets in the months and years ahead.
