First Light Capital is pleased to announce the expansion of the First Light Property Fund (FLPFL) following the successful consolidation of three existing First Light Capital-managed syndicates.

This strategic integration adds three premium Auckland properties to the Fund’s portfolio:

  • 490 Rosebank Road, Avondale
  • 26 Ross Reid Place, East Tāmaki
  • 490 Richmond Road, Grey Lynn

Each asset is underpinned by strong, long-term tenant covenants from some of New Zealand’s most recognised and resilient organisations, including Bunnings Limited, Coca-Cola Europacific Partners, and Oranga Tamariki – Ministry for Children.

Strengthening Diversification and Sustainability

The consolidation marks an important milestone in the continued growth of the First Light Property Fund, which now comprises six high-quality industrial and commercial assets across Auckland and Hamilton. The expanded portfolio enhances both diversification and liquidity while further reducing risk through exposure to multiple sectors, locations, and tenant profiles.

In partnership with ASB Bank, the Fund has secured an APLMA (Asia Pacific Loan Market Association) Green Loan facility, supported by NABERSNZ-accredited assets and ESG-linked pricing benefits. This initiative reinforces First Light Capital’s commitment to sustainable investment practices and long-term environmental performance across its property portfolio.

Long-Term Value for Investors

By consolidating scale and leveraging green financing, the First Light Property Fund is positioned to deliver:

  • Consistent income returns underpinned by secure lease covenants.
  • Increased diversification and capital resilience.
  • Sustainable growth aligned with best-practice environmental standards.

This structure creates stronger alignment between investors’ financial objectives and broader sustainability goals — a core principle in First Light Capital’s approach to responsible investment.

Looking Ahead

As the Fund continues to evolve, our focus remains on identifying and managing high-performing assets that offer stable income and sustainable value creation for investors.

We extend our sincere appreciation to our investors, tenants, and partners for their continued trust and support. The success of the First Light Property Fund reflects the strength of these relationships and our shared vision for long-term, quality-driven investment in New Zealand’s commercial property sector.
