First Light Capital manages a number of properties across New Zealand which are held in Limited Partnerships (LP) or Portfolio Investment Entity (PIE) structures.
Healthcare Property Fund
Established in 2011, the Fund began with the acquisition of 122 Remuera Road – one of Auckland’s premier medical properties. In 2014, the portfolio was expanded with the purchase of a second high-quality medical facility at 42 – 50 Totara Avenue in New Lynn, enhancing diversification across the healthcare sector.
Both Auckland assets are recognised as leading, purpose-built medical centres, anchored by long-standing, reputable GP practices.
In 2022, the Fund added 18 Karewa Place in Te Rapa, Hamilton – a newly developed healthcare facility located in one of the region’s fastest-growing areas – further strengthening the portfolio’s long-term potential.

First Light Property Fund Limited is an open-ended, unlisted commercial property fund designed to offer investors access to a diversified portfolio of high-quality assets.
The Fund currently holds three properties, providing diversification across tenant profiles, geographic locations, and asset types. Its strategy is to continue growing through targeted acquisitions in strong-performing sectors and regions.
