Sustainability is a core focus of our long-term asset management strategy at First Light Capital.
As a commercial property investment company and property manager based in Auckland, we take a hands-on approach to managing and enhancing the value, performance, and environmental impact of our assets. This philosophy was recently brought to life through a successful LED lighting upgrade and lease extension project at one of our key North Shore properties – 8 Antares Place, Mairangi Bay.
This initiative represents more than a routine upgrade. It is a clear demonstration of how environmental, social, and governance (ESG) principles are actively embedded into the operational strategy of our portfolio. It highlights how our commitment to sustainability not only improves building performance and reduces environmental impact but also strengthens tenant relationships and improves long-term asset stability.
On 13 May 2025, First Light Capital completed a full LED lighting retrofit at 8 Antares Place, the long-term premises of our valued tenant, Daifuku – a global leader in materials handling systems. This was not a minor change; the project involved replacing nearly 300 fluorescent light fittings with modern, energy-efficient LED units.
The execution was swift and efficient, taking less than one week to complete thanks to the meticulous planning and professionalism of our delivery partner, Nu Green. Most importantly, the upgrade was implemented with minimal disruption to Daifuku’s day-to-day operations, a result of close coordination and a strong understanding of tenant needs.
By transitioning to LED lighting, the property is projected to achieve a 71% – 78% reduction in lighting-related energy consumption. Over the life of the system, this translates to more than 28 tonnes of carbon dioxide (CO₂) savings – a tangible step toward reducing the building’s carbon footprint and a strong signal of our alignment with broader environmental goals.
Sustainability upgrades are not just good for the planet – they’re good for business. As part of our commitment to proactive tenant engagement, we worked closely with Daifuku throughout the planning and execution phases.
The positive collaboration has led to another major milestone: a lease extension through to July 2033.
This early renewal is a testament to the trust and satisfaction Daifuku has with First Light Capital as a landlord and building manager. It also reflects our shared vision for a high-performing, future-focused workspace that meets modern environmental expectations.
In today’s competitive property landscape, long-term tenant retention is a cornerstone of a resilient asset management strategy. The lease extension enhances income security for investors, reduces future vacancy risk, and underscores the success of our integrated property and investment management approach.
At First Light Capital, we understand that ESG initiatives must be more than aspirational. They need to deliver measurable benefits for all stakeholders – from tenants and contractors to investors and the communities in which we operate.
The lighting upgrade at 8 Antares Place achieves exactly that. It reduces operational costs, increases lighting quality and safety, improves environmental credentials, and directly contributes to asset value. It’s a compelling example of how low-disruption, high-impact projects can form a central pillar of a well-rounded asset management strategy.
For investors, these upgrades provide long-term benefits:
-
Energy Efficiency Gains: Reduced energy use translates into lower operating costs, a crucial factor in Net Operating Income (NOI) performance.
-
Future-Proofed Assets: Meeting sustainability targets and minimising obsolescence risk makes properties more attractive to future tenants.
-
Improved ESG Credentials: Demonstrates commitment to responsible investment practices, enhancing appeal to institutional and sustainability-focused investors.
-
Stronger Occupancy Rates: By delivering better spaces for tenants, we foster loyalty and retention, reducing turnover and vacancy periods.
Across New Zealand, commercial property owners and investors are recognising that ESG isn’t a box-ticking exercise. It’s a business imperative. As regulatory requirements evolve and tenants become more discerning about the spaces they occupy, ESG-aligned assets are commanding premium value and performance.
At First Light Capital, we are actively embedding these principles into our day-to-day management. From energy efficiency upgrades and waste minimisation to improved water use and proactive tenant engagement, we are creating buildings that meet the demands of a changing world.
The lighting upgrade at 8 Antares Place is just one of many initiatives currently underway across our portfolio. Each one contributes to a broader ecosystem of sustainable, efficient, and desirable properties – an approach that drives both short-term returns and long-term resilience.
As an Auckland-based property investment and management company, we understand the local market deeply. Our experience enables us to anticipate changes in tenant expectations, regulatory environments, and investor demands.
This local knowledge, combined with a disciplined approach to capital planning and risk management, allows us to implement strategies that deliver stability and growth over time. We don’t take a passive approach to property ownership. We actively manage, improve, and reposition assets to maximise their value for all stakeholders.
The project at 8 Antares Place exemplifies what can be achieved through smart, intentional property management. It reinforces First Light Capital’s commitment to its tenants, the environment, and its investors. Through sustainable upgrades like LED retrofits and early lease renewals, we are creating a portfolio that not only performs today but remains relevant and resilient for the future.
In a sector where performance and sustainability increasingly go hand-in-hand, our asset management strategy is delivering on both fronts. We look forward to continuing this work across our properties, one initiative at a time.
